This is familiar ground for Carlson, as he participated in similar ventures in the 1990’s after the failure of many savings and loans, which ushered in the Resolution Trust Corporation (RTC) era.

This correction runs much deeper, has been more painful, and there is no clear resolution or ending in sight. This is no time to be careless, but it is a time to take calculated risks provided we are compensated accordingly. We believe that improved residential lots and houses represent an outstanding buying opportunity today and we also believe that commercial property is not too far behind.

At ParCap, we expect to plant investment seeds through the end of 2010, in anticipation of a rewarding harvest three to five years from now.

ParCap has proven sources of both distressed deal flow and opportunistic funding sources. Our track record of closing transactions in a timely fashion in accordance with agreed upon contract terms is impeccable.

We focus mostly on projects that would be considered “inside the circle” and are likely to bounce back earlier in the recovery—we are not long term speculators. Our proven formula involves acquiring higher grade real estate below replacement cost with attention to detail at all times. This is a full contact sport that requires relentless diligence and focus. Our track record and experience sets us apart from the speculators and imposters that litter the playing field right now.

Our geographic focus is mostly in Southwestern United States, but we have strategic partners in California, Nevada, Georgia and Florida.
